Project Location : Victoria Park, Bristol

Loft conversions can transform a dark, dusty and unused space into a bright and spacious living area.

Here you can see the before, during and after photographs from a very typical loft conversion.

The space available has been put to good use with a large double bedroom, ensuite and small sitting area to the left. Roof windows finish off this lovely conversion.

 
         
   

Project Location : Southville, Bristol

This example is a very typical mid-terrace home.

with the obvious limitations for extending at ground floor, the loft was the only way to provide more living space.

the homeowner opted for roof windows throughout, thereby saving on the additional build costs of large rear dormer windows. The drawings show the new loft space, the stair rising on the right and roof windows across each face of the roof.

The second drawing shows the new floor joist layout, with the opening in the floor allowing the stair to rise.

 

 
         
    Section through house

The existing section, or slice-through the house, shows the roof timbers supporting the roof. The existing stair is shown on the left.

Headroom is of paramount importance in a loft conversion, and this was no exception. The stair is located carefully to ensure the legal minimum is exceeded, rising to a landing close to the middle of the house. The new stair can be seen winding its way to the loft space, ensuring minimal impact at first floor level.

Although a small loft space, the end result allowed the homeowner to adequately accommodate an office and guest room.

 
         
   

Project Location : Bradley Stoke, Bristol

Being located in the popular area of Bradley Stoke, garden space was limited. The options for the homeowners was to 'go-out' at the back or 'go-up'... they opted for both.

The side view here shows clearly the amount of change to this property. The entire back of the house is removed, allowing both the ground and first floor to be radically changed and extended.

The new roof is significantly larger, allowing for more useable space in the loft.

The front door is relocated  to the side, with subsequent changes to the internal layout at ground floor. The front wall moves towards the front of the house, within which was the garage door, effectively moving the garage forward and freeing up more space to the rear.

 

 
         
    Since the house has increased in depth from front-to-back, the loft space has increased dramatically.

This drawing shows the new rafter/roof plan and the floor layout for the new loft.

A large double bedroom has build-in storage to one side and a large walk-in wardrobe to the other. With a large ensuite with roof window, the new loft space is a perfect 'retreat' for the homeowners.

 
         
    Section Through - Front-to-Back

The front of the house is on the right side of this drawing, showing the dormer windows to the rear on the left side.

The significant addition to the house can be clearly seen from this drawing. The new stair is located above the existing stair.

two small dormers windows provide light and headroom to the loft space, and result in a very attractive rear elevation... shown below.

The dormer windows, although of reasonable size, do not detract from the overall design of the house and blend in very well to this already modern property.

With land becoming very expensive, this type of dormer window is becoming very popular with the leading home builders, used extensively in three-storey town houses.

Since the design was in-keeping with modern designs and current properties found in Bradley Stoke, planning permission was secured.

The resulting home has vastly increased in size, providing the family with useful, attractive and valuable space.
